A recent real estate transaction doubles down on the evolving ‘Gateway’ district.
Tampa commercial developer, The Barclay Group, acquired 2.07 acres in Fort Myers, Fla. for $2,210,000. This pivotal purchase is slated as Phase II to Winn-Dixie anchored ‘Pelican Preserve” along Colonial Blvd. near Treeline Ave.
Acknowledging a cricital market gap, a near 40,000-square-foot fitness user is being discussed to make for Colonial’s only wellness anchor east of Interstate 75.
LQ Commercial is exclusively responsible for the leasing and sales at Pelican Preserve, with Bob Pekol and Jessica McEvoy at the project’s helm. LQ sold the tract to BG Pelican Preserve, LLC on behalf of its seller, CR Pelican Preserve LLC, in January.
“It’s a calculated approach that fills a significant market gap,” said Senior Associate Pekol. “This development would mark a new milestone towards Gateway’s commercial maturation.”
“Phase II is about strategic positioning,” added Senior Associate McEvoy. “This isn’t just about additional square footage, though, it’s a deliberate investment in the corridor’s economic infrastructure.”
While the fitness brand remains confidential, speculation suggests a concept that aligns with the area’s escalating affluence.
