Family Health Centers of Southwest Florida, Inc. purchased 81,941-square-feet of office buildings at 2234 and 2270 Colonial Blvd. in Fort Myers, Fla. from HC-2270 ColonialBlvd LLC/HC-2234 ColonialBlvd LLC for $15,500,000. Adam Palmer, CCIM, SIOR and Steve Wood of LQ Commercial represented the seller in the transaction.

“Generally speaking, the office market has taken a bit of a black eye in other parts of the Country, but the sector remains very strong here in Southwest Florida,” noted Palmer.  “There has been a surprising amount of demand and this acquisition gave the Buyer an opportunity to purchase a new headquarters well below replacement cost while also selling for a greater price per square foot than what you typically see vacant office buildings selling for in other markets.”

CLOSED SALE SUMMARY

Freeman Properties of SWFL, LLC purchased the 2,500-square-feet office at 6829 Porto Fino Cir. In Fort Myers, Fla. from Michael Crowther Trust for $680,000. Adam Palmer, CCIM, SIOR and Steve Wood of LQ Commercial represented the seller.

Confidential buyer purchased the 2,095-square-feet office condo at 3372 Woods Edge Cir., Suite D & E in Bonita Springs, Fla. from Megaventures LLC for $615,000. Steve Wood represented the transaction.\

                                                                                                   FEATURED LEASE TRANSACTION

Lee County Property Appraiser leased 31,006 square feet of office space at 1520 Lee St. in Fort Myers, Fla. from Embarq Florida LLC. Adam Palmer, CCIM, SIOR represented the transaction.

McDonald’s leased a 1.4 acres of retail space in ‘Marketplace at Coconut Point’ at 8001 Via Rapallo Dr. in Estero, Fla. from DKC Marketplace at Coconut Point. John Mounce and Jessica McEvoy of LQ Commercial represented the landlord in the transaction.

Millers Ale House leased 7,202 square feet of retail space in ’Marketplace at Coconut Point’ at 8001 Via Rapallo Dr. in Estero, Fla. from DKC Marketplace at Coconut Point. John Mounce and Jessica McEvoy of LQ Commercial represented the landlord in the transaction.

South Health leased 2,750 square feet of office space at 6400 Davis Blvd., Unit #103 in Naples, Fla. from Countryside Commons SWF, LLC. Adam Palmer, CCIM, SIOR and Edward Larsen of LQ Commercial represented the transaction.

Thai Spice Garden leased 2,498 square feet of retail space at 5611 Six Mile Commercial Ct. in Fort Myers, Fla. from Sunset & Whitney Holdings, LLC. Frank Kupiec and Adam Palmer, CCIM, SIOR of LQ Commercial represented the transaction.

WEDO Insurance leased 900 square feet of retail space at 15248 S Tamiami Trail in Fort Myers, Fla. from Susence FL Holdings, LLC. Bruce Micciche, CCIM of LQ Commercial represented the landlord while David Sepulveda of LQ Commercial represented the tenant in the transaction.
